QUALIFICATIONS FOR RESIDENT APPLICATIONS
THE OAKS OF ARLINGTON DOES NOT DISCRIMINATE ON THE BASIS OF:
AGE, RACE, COLOR, CREED, RELIGION, SEX, NATIONAL ORIGIN, HANDICAP, OR FAMILY STATUS.
Please note these are our current rental criteria and nothing in these requirements shall constitute a guarantee or representation by our community that all residents and occupants currently residing in our community have met these requirements. There may be residents or occupants that have resided here prior to these requirements going into effect; additionally, our ability to verify whether these requirements are met is limited to the information we receive from various resident reporting services.
THE FOLLOWING ARE THE CRITERIA FOR QUALIFYING AN APPLICANT AS A RESIDENT:
v The Texas Apartment Association rental application must be completed with the required application fee of $50 per applicant .
v The Oaks of Arlington requires a $100 administration fee in addition to the application fee.
v OCCUPANCY MUST BE APPROPRIATE FOR THE AVAILABLE APARTMENT:
1 BEDROOM à NO MORE THAN 2 PERSONS
2 BEDROOMS à NO MORE THAN 4 PERSONS
v OCCUPANCY AND NEWBORN POLICY: A maximum of (2) persons per bedroom is permitted, with the exception that a newborn will not count as a person until it is 12 months old. If you are pregnant or have a child less than 12 months old at the time of move-in and your newborn child reaches 12 months of age during the lease term, you may stay in the unit for the remainder of the lease term. If you exceed our maximum per bedroom number because your newborn is older than 12 months at the end of the lease term, you may not stay in that unit under any circumstance.
v Applicant must have (6) months of verifiable good rental history: Good rental history is described as having paid all rent on time with no disturbances, no security complaints, NO EVICTIONS and fulfilled all notice requirements. A first time rental is acceptable, with a $250 non-refundable fee or letter of guarantee.
v Applicant must have 50% or more good credit approval.
v No credit history is acceptable.
v Applicant must have (6) months confirmable employment history and must be considered a permanent employee. Income requirements: Applicant(s) must have a verifiable income or three (3) times the monthly rent or more. A previous student with their first job is acceptable. A student with no employment will be required to obtain a letter of guarantee or cosigner.
v Applications who are NON-US citizens, without social security numbers, who have been living in the country for less than thirty (30) days will be approved if all the following applies:
1. Applicant can prove length of residency by submitting a valid stamped passport or green card.
2. The individual has applied for a social security number and can provide documentation of that application.
3. All other qualifying criteria must reflect positive information. For example: the application must have positive rental history and must meet the income guidelines for the property. If you are unable to obtain rental history due to language barriers or other obstacles, you may be required to have a cosigner or to pay a $250 non-refundable fee.
(Once the above items have been satisfied, we will obtain a copy of the applicant’s passport or green card and keep it on file.)
THE FOLLOWING ARE A LIST OF EXCEPTIONS TO THE ABOVE REQUIREMENTS:
(ONLY ONE EXCEPTION PER APPLICANT IS ALLOWED)
v Applicant may be approved in the case of an apartment debt with the following requirements: There can only be 1 apartment debt per applicant and a $500 non-refundable fee must be paid prior to move in, per applicant.
v 0% to 49% unfavorable credit requires $250 non-refundable fee paid prior to move in, per applicant.
v Applicant may be approved in the case of bankruptcy with the following requirements: There may only be 1 bankruptcy per applicant and a $500 non-refundable fee must be paid prior to move in.
APPLICANT MAY BE DENIED OCCUPANCY FOR THE FOLLOWING:
v Falsification of the application and /or incomplete information on the application.
v History of unruly / destructive behavior by resident or member or resident’s household or guest.
v Insufficient income: income LESS THAN 3 times the monthly rental amount.
v Person with bankruptcy within the last 7 years who has not paid the fee listed in Part Two as required.
v Persons with active warrants, felony convictions, or misdemeanor criminal convictions for crimes against person(s), or property or drug related or prostitution related offenses.
v Poor rental history profile, if part 1 requirements are not met: Described as verifiable landlord breach of contract including poor payment history and lease violations.
v If it is determined that the applicant is a possible threat to the safety and well being of oneself or others, then the applicant will be denied.
v Applicant with a poor check verification code will be placed on a money order account only.
v A cosigner may be required if applicant has insufficient income or rental history. A cosigner is not allowed with poor rental history.
v Cosigner must be an immediate family member. A cosigner must complete a separate application and pay an application fee. The cosigner must meet all Part One criteria and will be required to have an income of 5 times the rental amount.
As of October 16, 2012, The Oaks of Arlington does not accept aggressive breeds. A $300 Animal Deposit will be charged per animal with a maximum number of 2 animals per apartment home. Our breed restrictions include: Dalmatian, Boxer, Presa Canario, Chow, Doberman Pincher, Alaskan Malamute, Husky, German Sheppard, Rottweiler, and Pit Bull. If there is a service animal you are not required to pay a deposit but will need to show proof of the services animal’s title or need.
